Calderton city market update: spring 2026

Spring has been busy. Across Calderton's four central districts we agreed 11% more sales between March and May than in the same period last year, and the average time from launch to sale agreed fell from 32 days to 24. The headline, though, is the gap between stock types: well-presented warehouse conversions are averaging 19 days to sale agreed, while unmodernised flats in older blocks are taking closer to seven weeks.
Pricing discipline is doing the work. Of the sales we agreed this spring, those launched at a realistic figure achieved an average of 99.2% of asking, and a third went to best and finals. Properties that launched high and cut later achieved 95.8% on average and took three times as long. The market is healthy, but it is not forgiving.
By district: the Wharf District leads on price growth at around 4% year on year, helped by a shortage of two-bedroom conversions. Calderton Central is the volume story, with first-time buyer activity in the towers up sharply since the spring rate cut. The Ropeworks' new townhouses are pulling in buyers who would once have left for the suburbs, and Albion Park remains supply-starved - we have more registered villa buyers than at any point since we opened.
Rentals deserve a paragraph of their own. Applicant registrations per available property hit 19 in May, and well-presented one-beds in the city core are letting within a week. For landlords, the calculation between selling into a strong sales market and re-letting into a stronger rental one is genuinely finely balanced - talk to us before the tenancy ends, not after.
