Launching The Gauge Works: 48 new homes above the canal

We are pleased to announce that Mews Property has been appointed sole selling agent for The Gauge Works, a development of 48 one-, two- and three-bedroom homes on Gauge Street, the last undeveloped wharf frontage in the district. It is the most significant instruction in the agency's history, and we did not chase it lightly - we believe it is the best-designed scheme the city has seen since Meridian Wharf.

The architecture takes its cues from the gauging dock that once stood on the site, where canal boats were measured for tolls. Two brick-faced buildings of six and nine storeys frame a public square opening onto the towpath, with a colonnade of independent retail units at ground level and a residents' roof garden on the lower block.

Specification is where the scheme separates itself: air source heat pumps and underfloor heating throughout, triple glazing to the canal elevations, EV charging to every parking space and a fabric-first approach targeting EPC A for the majority of plots. Interiors come in two palettes - one pale and Scandinavian, one darker and more industrial - both designed by a Ropeworks studio.

Pricing starts at £179,950 for one-bedroom apartments, with canal-facing two-beds from £289,950 and the three-bedroom duplexes, each with a double-height window onto the square, from £425,000. A 10-year build warranty applies across the scheme, and completions are forecast from autumn 2027.
