Wexbridge market update: spring 2026

Spring is always the season that sets the tone for the Wexbridge market, and 2026 has been a steadier, more confident spring than the last two. Between March and May we agreed 11% more sales than in the same period last year, and the average time from launch to sale agreed across our register fell to 38 days, down from 47.
The pattern beneath the headline is familiar to anyone who has watched this town for a while: correctly priced homes are selling quickly and often to more than one bidder, while optimistically priced homes sit. Of the sales we agreed this spring, those launched within 5% of our recommended figure achieved on average 98.6% of asking price; those that began higher and reduced later took nearly twice as long and achieved less.
By area, Norden Heath has been the busiest corner of the market, with family houses between £350,000 and £550,000 attracting the deepest pool of buyers - several of them chain-free, having sold in larger towns and chosen Wexbridge deliberately. The villages remain stock-starved: we currently have more than forty registered buyers waiting specifically for Milton Parva or Abbots Mere, against a handful of available homes.
First-time buyers are noticeably more active than a year ago, helped by improved mortgage rates through the spring, and the terraces of the old tanning quarter have felt the benefit. At the other end of the market, period houses above £900,000 are taking longer, but serious buyers at that level remain, and the right house, properly presented, still commands a strong figure.
