Practice area 01
Property & conveyancing.
Residential and commercial property work across the Isle of Man. We act for owner-occupiers, private landlords, commercial landlords and tenants, and businesses purchasing premises - with a fixed-fee structure on residential transactions and clear costs guidance on everything else.
A
Residential conveyancing
Purchases, sales, transfers, and remortgages.
We act on the full range of residential transactions on the Isle of Man - first-time purchases, onward sales, transfers between family members, and remortgages with Manx and UK lenders. The work is led personally by your advocate from instruction through to completion.
Most residential transactions move from instruction to completion within eight to twelve weeks. We will tell you upfront if your matter is likely to take longer - chains, lender delays, or issues uncovered during searches can extend the timetable.
- Freehold and leasehold purchases and sales
- Transfers of equity and family transfers
- Remortgages with Isle of Man and UK lenders
- New-build purchases and off-plan reservations
B
Commercial property
Purchase, sale, and leasing of commercial premises.
We act for landlords and tenants on commercial property matters - lease drafting and negotiation, rent reviews, lease renewals, and the property aspects of business sales and acquisitions. We work with owner-managed Manx businesses on premises decisions throughout the business lifecycle.
Commercial work is charged on agreed hourly rates with cost updates at agreed milestones. Fixed-fee quotes are available where the scope is well-defined - new leases on standard terms, lease assignments, and short renewal negotiations.
C
Landlord & tenant
Residential and commercial tenancies, and the disputes that arise.
We act for private landlords and tenants on residential tenancies under the Landlord and Tenant Act, and on commercial tenancies. The work covers tenancy drafting, advice on rights and obligations during the term, and possession proceedings where they become necessary.
Possession proceedings are handled on agreed fixed fees where the matter is undefended. Contested proceedings move to hourly rates with cost updates.
